Historic Neighborhoods Meet Modern City Living


Tulsa is the kind of city that tends to exceed expectations, and once people get here, they usually stay. It’s a city where nationally recognized museums, walkable entertainment districts, historic neighborhoods, and modern suburban communities all exist within a surprisingly manageable commute.

The housing market reflects the city’s range. Historic Midtown homes with genuine architectural character, urban lofts downtown, established south Tulsa neighborhoods, master-planned communities, luxury estates, and acreage properties on the metro’s edge. Few cities at Tulsa’s price point offer that kind of variety in one market.

The neighborhoods each have their own personality worth knowing. Midtown carries the historic charm, craftsman bungalows, art deco architecture, mature trees lining streets that have been lived-in for generations. Brookside and Cherry Street are walkable and locally-owned, with the kind of restaurant and boutique density that usually only exists in much larger cities. South Tulsa offers newer development, strong schools, and the suburban amenities that growing families tend to prioritize.

Downtown Tulsa has been quietly having a moment. It also happens to contain one of the most significant collections of art deco architecture in the country, a detail that surprises most visitors and delights the ones who love that era of design. The Woody Guthrie Center, the Performing Arts Center, and a growing entertainment district have developed real energy without losing the affordability that makes Tulsa genuinely livable.

Tulsa’s arts and culture scene punches well above its weight. The Philbrook Museum of Art and Gilcrease Museum anchor Midtown and northwest Tulsa respectively. Both are genuinely world-class institutions that would be headline attractions in cities twice Tulsa’s size.

The green spaces alone are worth talking about. The Gathering Place along the Arkansas River has become one of the most celebrated public parks in the country, and it’s free. The Tulsa Zoo, the River Parks trail system, and a nationally recognized parks network round out a city that takes outdoor and family life seriously.

What Tulsa doesn’t have is the cost and congestion of larger metros. That’s not a consolation prize. For a lot of buyers it’s the whole point.
