I pull actual comparable sales, analyze active competition, and factor in your home’s specific condition, location, and features to give you a realistic market value assessment. It depends heavily on price, condition, and market conditions at the time of listing. Homes that are priced correctly and presented well in the Tulsa metro are often selling in days rather than weeks in active markets. Overpriced homes can sit for months, accumulating days on market that signal to buyers something is wrong, even when nothing is. Pricing strategy from day one is the single biggest factor in how quickly your home sells.

Some repairs are worth making. Others aren’t. The answer depends entirely on what buyers in your price range expect, what the cost of the repair is relative to the return, and whether the issue will surface in inspection anyway. I help sellers prioritize. Fix the things that will kill deals or reduce offers, skip the cosmetic upgrades that won’t move the needle on your sale price.

List price is what you ask. Sale price is what a buyer actually pays. In a healthy market these can be close or even above list price in multiple-offer situations. In a slower market or when a home is overpriced, the gap between list and sale can be significant. My goal is to set a list price that generates real buyer interest and strong offers, not just a number that sounds good at the kitchen table.

Not always physically, but your home does need to be presented well. That means clean, decluttered, and photographed professionally at minimum. For vacant homes or homes with dated furnishings, AI virtual staging is a cost-effective way to help buyers visualize the space. I’ll give you an honest assessment of what level of presentation your home needs based on your price point and target buyer.
