In a competitive market like summer in Tulsa, serious buyers should be prepared to make an offer quickly, sometimes within a day or two of seeing a home they love. Waiting too long in a multiple-offer situation often means losing the house.
Once an offer is accepted, closing typically runs 30-45 days depending on your loan type and the terms negotiated. The pre-approval process beforehand can take as little as a few days with the right lender, and getting pre-approved before you start looking is one of the most important steps you can take to be ready when the right home appears

You’re not legally required to have one, but buyers who go unrepresented in a transaction are navigating contract terms, inspection contingencies, and negotiation without professional guidance, while the seller’s agent is working in the seller’s interest. My services as a buyer’s agent are often paid through the seller’s side of the transaction, meaning representation usually costs you nothing out of pocket.

Yes, and I’d push back on anyone who tells you otherwise. In the Tulsa market, sellers routinely receive multiple offers. Without pre-approval you can’t make a credible offer, and you risk falling in love with a home you can’t actually buy. Get pre-approved first. Then we start looking.

It depends on your loan type. Conventional loans typically require 3-20% down. FHA loans allow as little as 3.5% with qualifying credit. VA loans offer zero down payment for eligible veterans. USDA loans offer zero down in qualifying rural areas, and some Tulsa-area communities qualify. Your lender will walk you through which option fits your situation.
