Summer House Hunting
(And Why It Has Nothing to Do With Square Footage)
Something I’ve been thinking about a lot this summer while I’m out showing homes: buyers aren’t really buying houses. Not in the way you’d think.
Yes, they’re looking at the square footage and the kitchen and whether the closets are big enough (they’re never big enough, by the way). But what I keep watching happen, over and over, is that people fall in love with a feeling before they’ve even made it through the whole house.
I had a buyer recently who walked into a backyard, nothing fancy, just a decent patio with a pergola and some string lights, and she just stopped. Didn’t say a word for a solid minute. Then she turned to me and said, “I can see my whole family out here for the Fourth of July.”

She was already planning a party. In a house she hadn’t made an offer on yet.
That’s summer house hunting.
The Season Does Something to People
There’s something about summer that makes buyers more emotionally activated than at any other time of year. The longer days mean more showings happen in golden-hour light. Neighborhoods feel alive, kids are outside, people are on their porches, you can actually hear whether there’s a pool two streets over.
In Tulsa, that hits different. Drive through a neighborhood in January and it’s quiet. Drive through in July and you get the full picture, the block parties, the front yard gardens, the neighbors who actually wave. Buyers are absorbing all of that whether they consciously realize it or not. The neighborhood is auditioning for them in real time.
They’re Buying a Future Memory, Not a Floor Plan
Here’s what I’ve come to understand: when someone walks through a home in the summer, they’re running a highlight reel in their head. Thanksgiving in that dining room. Christmas morning in that living room. But summer specifically triggers the outdoor version, the barbecues, the evenings on the porch, the lazy Sunday mornings with coffee in the backyard.
Sellers who understand this stage their homes accordingly. A patio set with a few throw pillows. Fresh flowers on the kitchen counter. The sense that someone has been living a really good life here, and you could too.
It’s not manipulation. It’s just helping buyers see the potential that’s genuinely there.
What This Means If You’re Buying Right Now
I always encourage buyers to notice which rooms they linger in. Not which rooms they inspect, which rooms they linger in. That pause, that quiet moment where you’re just standing there and not saying anything? That’s useful information. Your gut is telling you something.
At the same time, the feeling can’t be the whole story. A beautiful backyard doesn’t fix a bad roof. String lights don’t solve a foundation issue. Understanding the difference between emotional appeal and a home’s actual condition is one of the reasons appraisals and inspections matter.
Summer is honestly a great time to be buying in the Tulsa metro. Inventory tends to be higher, you can see neighborhoods at their most vibrant, and motivated sellers often want to close before school starts. The emotional pull of the season isn’t something to resist. It’s actually useful information. You just want someone in your corner helping you read it clearly.

What This Means If You’re Selling Right Now
Lean into it. There are a surprising number of inexpensive improvements that can make outdoor spaces feel more inviting without taking on a major renovation. If you have a porch, style it. If you have a backyard, make it feel like somewhere someone wants to spend a Saturday. You don’t need to spend a lot of money, a couple of chairs, some greenery, a clean grill. You’re not decorating a space, you’re selling a feeling.
And price it right. Summer urgency is real, but buyers in this market are still doing their homework. The homes that are flying are the ones where the feeling and the value line up.
